Sanding & Refinishing
When sanding floors we come across different things that make each and every sanding unique. That is why even though we might be able to give you an estimate over the phone, when looking at the floor we can see if any special care might have to be used.

Not every one knows what kind of wood floors they have and each species of wood needs a specific technique to getting the sand to perform perfectly.

Water damage, board cupping, termite damage and oxidation from area rugs are a few things that effect a sanding.
The first thing we do is clean the area and surfaces to be sanded. Vacuuming and prepping the area, at this point we will do any repairs that are needed.
After the first cut we will trowel fill any imperfections such as; nail holes, staple marks, butt ends of boards, cracks, worm holes and inclusions using a wood fill that is a sandable and stainable putty and will match the wood for a smooth appearance.
We will sand with our 99% Dust Free Sanding system using the least aggressive abrasives possible not to cut up unnecessary flooring.
At this point we add stain if desired and let dry 24 hours. If there is not stain we apply the first coat of polyurethane, wait 24 hours and add the second coat of polly then a third coat. The polyurethane we use is heavy “uncut” coats of a commercial grade, oil base poly for maximum protection, in the gloss level of your choice. Satin, semi gloss and high gloss are the different levels but on occasion we can custom mix a gloss level.
We advise the client to stay off the floor for 24 hours and use extra caution when walking on the floors until they have cured. Stocking feet, pads under the chairs and lifting heavy furniture not sliding. If someone has a pet try to keep there nails clipped and if all possible off the floors until they have cured.
The floors will be hard to the touch in about 24 hours to 3 days but to be hard as glass and totally cured takes about 2 to 4 weeks. During this time take every precaution to keep your floors flawless. We have a page dedicated to the care and maintenance of your wood floors.
